Accidental Landlord

As an accidental landlord we understand that the decision to let your property is as a result of personal circumstance, rather than choice. There are any number of reasons that someone might become an accidental landlord.

Often you may have inherited your property, have had to relocate, or maybe you have separated from a partner. Whatever your circumstances, you have decided your best, or only, option is to let the property rather than sell it or remain in residence.

Rightmove’s consumer rental forecast in 2013 found that 30% of UK landlords are accidental landlords. Naturally, accidental landlords tend to be inexperienced when it comes to letting. So, with that in mind, we have put together our managed service to help you with the following concerns:

  1. Securing a quality tenant
  2. Providing compliance support and a professional inventory
  3. Registering and holding the deposit and receiving completion monies
  4. Collecting monthly rental payments
  5. Dealing with arrears
  6. Identify property issues early and/or encouraging property improvements
  7. Making sure maintenance costs are low and manageable with agreeable payment terms
  8. Professional advice from your dedicated ARLA trained property manager
  9. Managing the check-out process, including deposit returns

Wealth Planner

Named by us, the ‘wealth planner’ is an emerging profile which we are welcoming as more people think about and plan for your retirement and beyond, looking for means to create future wealth and a retirement income.

Recent changes to the pension regulations allow people to release their pension pot and purchase investments which they believe will offer future capital growth and a good yield. The property market is an excellent choice which has a measurable risk and a great reward when done with thought and strategy.

With good life experiences, maybe time on your hands and, in some cases, a disposable income. We believe if we better understand the lifestyle you require we will be able to advise on the right service level. Most are opting for the belt and braces approach as they want to enjoy the financial benefits without the fears of damage and miss management of compliance legislation.

Wealth planners think about:

  1. Dilapidations and tenant damage
  2. Yield
  3. Tax implications
  4. Capital growth and protecting your asset
  5. Securing a quality tenant
  6. Meeting current compliance regulations
Tenants Checks

  • Authentication check
  • Unlimited addresses checked – disclosed and undisclosed
  • Detrimental data check – CCJ’s, Bankruptcies, IVA’s
  • Tenant risk score – propensity of tenant defaulting on rent payments
  • Bank sort code validation
  • Fraud check – any indicators of assumed identity
  • Affordability check

  • Landlord summary and report

Upgrades

We understand circumstances change, and we always hope they change for the better. As you wait and see how things pan out you might want to test a service and experience the benefits.

We can therefore offer a complimentary trial to upgrade your existing level of service. If you feel the support is offering you too much we are always happy to downgrade and take a step back.

If, however, you feel you want more assistance we will happily upgrade at any time and add the additional support and security you need to fully cater for your individual needs and circumstances.

Compliance

The recent changes in regulations and legislation could catch out the most diligent of landlords, and as a result could invalidate any statutory notices if the tenancy is not dealt with correctly from the start.

As a result of the Deregulation Act we have reviewed all our current processes and customer interaction. Our review has taken 3 months of hard work, training and implementation so you can rest assured we manage your property in line with these changes. Internally this is known as the Customer Journey and maps out the steps we take to ensure we comply with your responsibilities and regulations.

In August 2015 we appointed a Compliance and Technical Director to deal with these changes and constantly reviews our processes. We have listed a number of the Acts showing the dates of the changes or announcements to help you understand your responsibilities.
